Other things to note 📜 Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement. 🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry. ☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay. ⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late 💧 Hot Tub: We frequently drain and refill our hot tub so that it is clean and sanitary for all of our guests! Our water comes from the Rocky Mountains at crazy cold temperatures in the winter—sometimes as low as 48°. The hot tub heats at about 6° per hour, which puts the hot tub heated to 102° later in the evening when it has been drained and refilled earlier in the day. You may see the temperature in the 60s or 70s when you arrive, but rest assured, it is heating as fast as possible and will be ready for enjoyment later in the evening. 💵 Additional Fees Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options: Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card. Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days. Amounts depend on the home and length of stay. This is handled separately from your reservation payment. Pet Fee: For guests bringing dogs, there is a mandatory pet fee of $100 per dog. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted. Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability. 🏠 Duplex Details: This is one unit of a duplex. Both units are rented out, so please be respectful of the other guests and mindful of noise. You will have your entire private space, including a private backyard. However, the hot tub area is shared with the other guests and is the only shared space. 🔇 Shared Space Etiquette Since this is an upper-unit duplex, please be considerate of the guests in the lower unit. The property was in a great location for us, and we loved the view. The space was perfect for our family of six. The host did an excellent job of communicating with us throughout the trip. We definitely enjoyed our stay and would recommend it to others.

Check in was easy and host was very communicative. Couple of minor maintenance things like master bath door closing completely or cracks in ceilings. Overall a great value.

We found ourselves in an unexpected pickle and booked this home at the very last minute. We were able to check in within half an hour of booking, with great communication by the host. We so appreciated how super clean it was, and it was very small-children friendly. The backyard was great for our children to play in. The house was clean enough for my 9 month old to crawl around all over the floor! Haha. The house is a great base point for the many different things we did in the Colorado Springs and manitou springs areas.

We stayed here for the two nights leading up to our wedding and left somewhat disappointed.
We requested a modest 30–60 minute late checkout on our wedding day, but despite a 10 AM checkout and 4 PM check-in, the host said the cleaners could only come at exactly 10 AM. While they were polite and apologetic, the lack of flexibility was frustrating given the circumstances.
The property is also less private than expected, as it is a split-level home with two rental units sharing a backyard. We were woken up before 8 AM by children outside and a neighbor’s dog, which seemed inconsistent with the property’s emphasis on quiet hours.
Lastly, the photos appear heavily edited and present a more polished version of the home than what we experienced in person. Overall, the stay was okay, but it did not meet our expectations for such an important weekend.
