The space
Sharp Cottage is the original carriage house of the 1912 Sharp Mansion, a 1,200 square foot guest house set on the grounds of one of the Old North End's landmark estates. Its early 1900s features have been preserved rather than replaced, and the antique touches and vintage furnishings throughout give it a warmth that newer rentals cannot manufacture. Three bedrooms sleep eight, with one full bathroom, and the entire house is yours alone. Guests tend to describe it the same way, as something closer to a storybook than a rental.
Inside, a living room gives the group a place to gather. The kitchen is fully stocked with cookware and the essentials for cooking and coffee, including a complimentary coffee station with pods and a complimentary spice rack. A vintage table sits at the center of the indoor dining space, and a second table is set outside beneath strung lights, so dinner can move with the weather. Air conditioning and heating keep the house comfortable year round, in-unit laundry means you can pack light, and a desk and in-room safe are available for anyone working a day or two into the trip. The bathroom is stocked with plush towels and essential toiletries. For families, there is an indoor play area, board games on hand, and a pack-n-play and high chair available on request.
The grounds are the reason to book. A saltwater hot tub sits under open sky, with a natural gas fire pit nearby for the hours after dinner. A waterfall spills into a koi pond along one of the garden paths, which is the quiet place to take a first cup of coffee. Century-old grapevines and old-growth trees run through the gardens, and historic pathways wind between them. There is a pickleball court and a four-hole putting green, a barbecue grill, an outdoor fireplace, and sun loungers. The estate is minutes from downtown and still manages to feel like open country. Free parking is available on site.
Guest access
Property Access: Guests have private access to the entire carriage house and to the estate grounds, including the gardens, hot tub, fire pit, pickleball court, and putting green. The main mansion is not included in this listing and is not available for guest use.

Additional Fees:
Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:
Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.
Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.
Amounts depend on the home and length of stay. This is handled separately from your reservation payment.
Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.
Check-Out Policy: To respect our cleaning team's schedule and ensure the home is perfect for the next guest, unauthorized late check-outs are subject to a fee of $20 per 30 minutes. We appreciate your understanding!
