Unwind in Unit #2, a private upstairs unit, The open-concept living room offers a comfortable sectional sofa, a Smart TV, and large windows that bring in natural light. Whether you're relaxing with a movie or gathering with loved ones, this space is perfect for unwinding. The sofa converts into a pull-out bed for additional sleeping options.
🍽️ Fully-Equipped Kitchen & Dining
The modern kitchen includes stainless steel appliances, ample counter space, and all the essentials for preparing home-cooked meals. A Keurig coffee maker and toaster are provided for added convenience. The adjacent dining area features a high-top table with barstool seating, making it a great spot to enjoy meals or plan the day's adventures. Please note there is no dishwasher available in-unit

Guest access
🔑 You'll have full access to the upstairs unit, including all bedrooms, living areas, the kitchen, and outdoor spaces. Feel free to make yourself at home and enjoy everything the space has to offer. If you have any questions or need anything during your stay, just let us know—we’re happy to help!
Other things to note
📜 Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement.
🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry.
☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay.
⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late
💵 Additional Fees
Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:
Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.
Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.
Amounts depend on the home and length of stay. This is handled separately from your reservation payment.
Pet Fee: For guests bringing dogs, there is a mandatory pet fee of $100 per dog. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted.
Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.
🏡 Separate Unit & Shared Outdoor Spaces:
Riverside Luau, Riverside Breeze, and Riverside Hut are separate units within the same property. While your indoor space is private, all outdoor amenities—including the tiki hut, fire pit, and seating areas—are shared among guests staying in other units.

This home is surrounded by nature along the Braden River, which is home to various wildlife, including alligators. Please exercise caution near the water, avoid swimming, and do not leave food outside, as it may attract animals. While the natural setting enhances the beauty of this retreat, we encourage guests to stay aware of their surroundings and respect local wildlife.
