📜 Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement.
🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry.
☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay.
⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late
💵 Additional Fees: A mandatory damage waiver or security deposit will be collected after booking. For guests bringing dogs, there is a mandatory pet fee of $100 per dog, collected after booking. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted. Optional services, including early check-in, late check-out, and additional guests, can be arranged upon request and are subject to availability. These additional fees help cover the cost of reworking the schedule or adding an additional cleaner if needed. Please message us ahead of time for pricing and availability.
🏡 Separate Unit & Shared Outdoor Spaces:
Riverside Luau, Riverside Breeze, and Riverside Hut are separate units within the same property. While your indoor space is private, all outdoor amenities—including the tiki hut, fire pit, and seating areas—are shared among guests staying in other units.

What a beautiful property on the river with a tiki hut. We spent more time in the tiki hut with a. morning coffee and an evening night cap! <br/>Had everything we needed. <br/>Was a very peaceful stay. <br/>Dog friendly. <br/>We hope to be back! Darrell

The location is great close to our family who we were visiting. <br/>The unit was clean and looked accommodating. Unfortunately when you’re 6’5 the seating wasn’t comfortable and table & chairs for eating are also challenging for a tall person. Very nice, clean and peaceful. The apartment has everything you need for a great long or short stay in the area. Mostly a good stay. The house was clean and the bed was very comfortable, which we really appreciated. Overall, it worked well for our trip, but there were a handful of minor inconveniences that future guests might want to be aware of and that the hosts could easily improve.<br/>The surrounding neighborhood felt a bit run-down, and some nearby trash bins were overflowing when we arrived, which took away from the first impression. We also had trouble getting into the rental for about 15 minutes because the door code and backup code didn’t work, and there were no keys in the lockbox at first.<br/>When walking our dogs, we encountered several off-leash dogs from neighboring homes running loose, which was stressful and something pet owners should know. Inside, the A/C was locked and couldn’t be set below 68°F; with outside temps around 80°F, it felt uncomfortable.<br/>Amenity issues: the listing mentioned an iron, but it wasn’t available. K cups provided didn’t fit the keurig. Couch was stiff.
