🌳 For a delightful outdoor experience, wander around the deck to access the backyard of the upstairs unit. On the left side of the house, we have a rocky path leading you to a gate to your very own private outdoor space. Revel in the lower deck's amenities, including a dedicated gas grill solely for your enjoyment. Please note that the upper deck is reserved for upstairs guests. While friendly interactions with fellow travelers are encouraged, we kindly request that noise levels are kept to a minimum between 10 pm and 8 am, respecting everyone's need for tranquility.
🚪 Access your retreat through a secluded, covered entryway, secured by a double-locked door that separates your space from the upstairs unit. Above your one-bedroom haven is a distinct three-bedroom unit, complete with its own private entrance and no shared interior areas, but noise may be observed from the upstairs unit. Each unit boasts its own yard and fire pit, ensuring a personalized and serene experience. We appreciate your consideration for fellow guests, maintaining a respectful distance and minimizing noise during the quiet hours from 10 pm to 8 am. Your commitment to creating a peaceful environment contributes to a harmonious and enjoyable stay for all.

📜 Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement.
🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry.
☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay.
⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late
💵 Additional Fees: To ensure that we have enough time to prepare for future guests, we ask that you please message us ahead of time for pricing regarding guaranteed early check-ins or late check-outs. These additional fees are necessary to cover the expenses of reworking the schedule or adding an additional cleaner to the schedule to accommodate your request.
🚪 Backyard Access: To access the backyard, you need to walk around the deck and enter the backyard of the upstairs unit, and then there’s a gate to your own private backyard.
🐾 Pets: If you’re bringing your dog, we allow up to 2 dogs during your stay for a fee: $100 for the first dog and $100 for the second dog (max. 2 dogs unless otherwise approved). This fee is charged after reservation confirmation.
🏡 Who You May See on the Property: On the premises, there is another three-bedroom Airbnb located in the upstairs main house. However, this unit has a separate private entrance, and there are no shared interior spaces.
🔇 Consideration for Others: To ensure that all guests on the premises have a pleasant stay, we kindly ask that you are considerate of others. Please be mindful of excessive noise during the quiet hours of 10 pm to 8 am, and respect the space and privacy of other guests. We want all guests to feel comfortable and enjoy their stay in this peaceful environment.
🔥 Fire Pit & Grill: If you plan on using the fire pit or grill, please refer to the posted instructions and local regulations due to the high risk of wildfires in Colorado. Before using the fire pit or grill, guests should check with the host or the city website to see if there are any restrictions or guidelines in place. For example, there may be a ban on outdoor fires and grill use during dry periods or high fire danger days. After use, it's crucial to fully extinguish the fire pit to prevent any embers or sparks from reigniting. Guests should pour water over the fire, stirring the embers and ashes to ensure everything is fully doused. It's also recommended to cover the fire pit with a fire pit cover or metal lid to prevent any accidental reignition.
🚭 Smoking: In accordance with Colorado law, smoking is allowed in the designated outdoor area near the fire pit. We kindly ask that guests refrain from smoking in any other outdoor areas, as well as inside the home, to help maintain a smoke-free environment for all guests. We strictly prohibit smoking anything, including tobacco, marijuana, and vaping, inside the home. Any violation of this policy will result in the loss of the security deposit. This was a comfortable and quiet location for Travellers. Easy to get to and plenty of shops and restaurants nearby This is a cheap, affordable AirBnB, but not one I would stay in again. For heat we had to relay on a small mobile electric heater, as we seemed to have no control over the central heat. The upstairs neighbors were incredibly noisy. Smells, probably from upstairs, kept coming into our unit. Edward
